I'd personally be a bit more conservative with the underwriting and make sure to see what the carrying costs could potential get to especially if this is a bigger renovation and not just cosmetic.

When I asked about this I was more or less told that because they run the purchase/sale through the agent's brokerage firm it makes the process more efficient and there are all these moving parts etc.

@Matthew M.If you are buying and appraisal was more they will say share the appraisal - also sf can be calculated differentlyIf you are buying I would not complain as you are getting the value you wanted (or more).
