It is probably illegal as hell, but I wish I could charge a showing fee for each individual who wants to take a tour of the inside.

With that being said, ideally I would want someone who could accompany me when I go to tour the potential properties and be able to give me an assessment of repairs and subsequent costs prior to me submitting an offer.  

The current landlord gave the tenants 2 weeks notice to clear out, and when we were touring through it one man asked if we had another unit we could rent to them.

We rent a large SFH (we have owned since '91) to an officer (& family) in the service & he requested a 4 year lease for the duration of his 'tour'.

I pretended I was going to the school (or your kid is) and start calling and asking for tours and questions.

if that is the case then you may not have any other options, If so then you may want to do a virtual tour and send local neighborhood specifics and distance locations to where they are planning to work etc.. jut to take all the variables out of the equation

Conventional wisdom tells me to fit as many bedrooms into a certain square footage as possible; but when touring some of these houses where the bedrooms seem just big enough to fit a bed and not much else, my knee-jerk reaction is to think that nobody in their right mind would want to live in something that small.
