I have full access to the MLS, so I can look and compare Sold properties (Comps) in the area I am buying in.The software exceeds any other public software out there like Zillow or Redfin.2.

Pros: free lite version Cons:not software, but spreadsheets Cost: $29/month or $197 / year Xactimate - Replacement cost estimating software for property claims.

Or trouble shoot a software issue when AI fails?

I am taking a look at Cozy for the property management software and one of the things that I noticed is that they do not have a phone number listed for contacting support.

Currently, I work full time for a local software company so my investing will be done in my spare time and I will be looking for local property management companies for assistance with managing the properties (any referrals would be appreciated :) ) as I keep pretty busy with two young children.Anyways, I look forward to being more active in the forums and finding more information/education from being more involved with bigger pockets.

Welcome, @Patrick Boutin.I say this to every single Bay Area tech person I talk to, no one has taken me up on it (but it's not a DIRECT answer to your question): All mortgage loan origination software currently sucks and feels like 1996.

Hi all ....zillow numbers often spark my interest to look farther into a property...could there be something hiding there...but for comps have a purchased software that  is connected to local registry offices and gives me the actual prices of all  homes sold in a neighborhood .. this lets me do a far better in depth search and get accurate comps
