Hi Alex in my opinion the current real estate market in Big Sky is just too hot to find cash flowing long term rental properties acquired with some leverage.  

Sometimes people will get creative and leverage someone I already know to meet me like inviting me to play golf or going to an event and meeting their colleague or friend.

He can just invest gain and not his basis, or part of the gain (he will be taxed on part that he didn’t invest) or he can invest more than gain or proceeds by leveraging on top of this gain.
