@Axel Meierhoefer i generally recommend having your agent and PM be the same person for many reasons but one is they don't want to over promise you on potential rents as they will be the one trying to get it leased in the future. 

Charging their ridiculous fees and not exactly promising a sale.

I acquired a solid, cashflowing property at a good price in a promising location.

The promise of benefit relative to tax is so strong that it introduces moral hazard into the decision-making process.

I personally have not read it, but I promise you that book will help you factor in everything you will need to analyze in making your first deal.I have always tried to apply the 1% rule as identifying if an investment property is a good deal. 

I promise you these books will be instrumental in both your success. 

If it was something along the lines of "I have no money for a deposit or loan costs and no investment property experience but give me 100% of the money I need to purchase an investment rental property, I"ll pay you back I promise", then I suspect I've spotted where the issue might lie.

If my suspicion about the fake quartz is correct I am not going to pay the final payment but what should I do to protect myself and the investment.
