@Jay Hinrichs from looking in the window they first time I didn't see any burnt materials any where just chairs wood and tools from the last contractors I'm going to go look again for more of some insight. @ Derrick Craig thank you for that advice precaite it and everybody does like that Green pie

Yeah that's just it is that I am not interested in training someone and paying them taking away time from my business when I can do it faster.Now that doesn't mean I will train them on the small differences but for instance they already have to be highly proficient in Excel, the CRM I use, researching and putting together listings and inputting, back end website updates, marketing out, scheduling appointments, and researching and coding new owners and addresses to target for business.

Or roughly14k total.But there are two reasons why hard money is such a valuable tool.1) If you can find better deals, you can limit your out of pocket to just the points and closing costs.

Since I have many better ways to buy property (off market, without depending on listings for deals) the MLS only represents a channel for disposition, not acquisition.Some Brokers and agents may believe that they have fewer available tools to market their listings.
