This is very desirable since you can comfortably live with a girlfriend/dog/whatever, and not lose comfort.Buying a SFH, building rooms, renting every room and sharing your room will almost certainly cashflow in most markets (outside of VHCOL cities).

@John Guillory In my experience most wholesalers fail because they don't build the necessary knowledge and network and that takes time and work.

We're considering the following options:1) Purchasing a single family/duplex and renting it out, continuing to live in and house hack our current house and building equity slowly.2) Purchasing a duplex, rent out one side and live in the other, rent out current house.
