It helps to show that you made every attempt to ensure the pet's wellness and required the renter to have insurance for such claims. 

And if an area had a recent flood the chances of that area flooding again within the next 30 years has increase unless the community did some serious flood mitigation (in the form of DAMS, hills, canales and other water diverting attempts.

I'd encourage you to at least attempt a negotiation.

@Brad Rondeau  there is only one MLS in Orange County and they are attempting to go statewide. 

450- little or no attempt to improve credit. 550- bad but possibly improving.

The rehab took WAY too long, but we were attempting to keep from using of our HELOC to cover the rehab, so we were putting about $2,000 a month of our income toward the repairs.

If they have friends that live in NY or NJ or just know how to google, there's a good chance they will find out its not allowed and then they can use this notice to fight and eviction attempt.

Should I attempt to move all mortgages and deeds into the name of the LLC or just keep doing it the way I am and not be concerned about how the deeds are titled?
