In reality, the complex took longer than expected to build, the market tanked, the Newark Bay was black & smelly, and he got stuck being a landlord for 10 years with the rent money barely covering his mortgage, taxes, and HOA fees.There is a lot to learn from this book and its an entertaining read for any Bigger Pockets fan!

If your property tax, insurance, mortgage, interest, maybe PMI, property management fees, hoa, maintenance fees, vagancy is not exceeding your rent income, and you do have a positive cashflow than go ahead.

I’d like to know as I’m still in the due diligence period, and if this is an HOA issue, I can see an uphill battle on that one.The minimum requirements only mention debris in and outside of the actual unit, but it’s also pretty vague about most sections of the standards.

@Roland Brown not at the moment. the home we bought here in McKinney is our primary residence and wouldn't make much sense as a rental, especially with the HOA fees (something we rarely experienced in CA).
