After contemnplating on this discussion, and due to the fact that I have recently offered several wholesale deals to BP Nation, I wanted to generate some discussion about this.Here is my argument(for lack of a better term): I have noted that I am switching gears and trying to free up more of my time for a new venture I am involved in (non RE related), as such, I can not continue to take on all the deals I get, hence, they are being wholesaled.

I would venture to guess that the operating agreements of the five that you now have are very similar and can be used as models for any that you add to the series.

CYA: I'm not a laywer or a CPA.I would certainly use an LLC for this venture but I wouldn't stop there: I would get adequate umbrella/liability insurance.

After the closing, the investors sell the house to the legitimate purchasers at the higher price, and the realty agent and the investors split the profits.Based on this article, can someone on this forum venture a guess at what point the transaction described became fraudulent?
