Read through them before you waste money establishing LLC as I did that back in 2008 as that was the better way previously, but then everything got screwy and no one would lend to a new LLC , then found out couldn't transfer property we bought to the LLC, anyway, without due-on-sale issues and pass-through liability, anyway, so we actually got rid of the LLC and just got higher coverage and an umbrella policy and not happy that we wasted the money on the lawyer who didn't tell us all this until after he established the LLC.

Direct mail is an umbrella term for a set of services that include the definition of your target markets, your messages for each target (absentee, owner with equity, etc.), the graphic design (appearance) of your marketing piece (card, letter. etc.), the procurement of your mailing list(s), the printing of your pieces, the addressing & postage, and mailing.No wonder you want to take a long nap if you try to do all that yourself!

Trusts are very useful in a number of situations, especially if you are doing creative deals.As I said, not worth bothering with on your first deal or three, and I took a beating in '07 so dont have nearly the layers I did when I had 8 figures worth of stuff, but for the life of me I dont know why anyone experienced would hold any real estate in their own name with how easy it is not to, no matter how much insurance you had.I put insurance companies right behind the government and banks on people I dont like to deal with...some are better than others, and I usually make out like a bandit on claims because of how much they pay and cheap I can do the work, but I still dont want my entire net worth dependent on if some $40k/yr desk jockey approves a claim on my umbrella policy.

these systems are governed by  big state umbrella then county specific rules.. you need to drill down to the county the property is at and then talk to those that govern this.. its all very very different from county to county.
