I really appreciate everyone's reply here, whether it is negative or encouraging - I want to see opinions.To be clear, i wouldn't just be using this money as an investor, I would actually be building a company with the family, and if successful become a partner.

Its great that you guys are starting to invest at such a young age, definitely on the path to success!

It’s looking to me that a lot of the success in real estate comes from capital appreciation, which in my opinion is luck derived from speculation (maybe I’m wrong?

Try contacting a local property management company to see if they could offer the services you need for a successful BRRR. 

Has anyone had success  constructing a 4 unit with a low down payment loan?

We are very successful working with investors of all types.

Basically I pool together the unclaimed depreciation from previous years, add (and subtract) the depreciation for successive years starting from my 2018 return onwards.
