A couple of possibilities you could look into is narrowing your search criteria significantly so you become "the guy" who buys this type of property in such and such an area, OR be content among other investors having the same access, develop a reputation as an investor who puts their money where their mouth is and pulls the trigger on deals.

If you can sell within 30 days get rid of it, if you can re-lease it for at least $100 more (to a reputable tenant) keep it; I would hold on to as much cash as possible - there are too many unknowns in 2021.

That being said get a couple of estimates from the national and local termite companies the key is to make sure that whoever you use has been in business for at least 10 years and has a good warranty but they stand behind and solid reputation.
