We have the property and the manager picked out, but cant seem to line up financing. 

The materials you have to pick from at Lumber liquidators and other discounters is usually low end and not the commercial level you need.

The week before last when I went to pick up the rent she called me to tell me the super told her to sue me.  

But when it pick ups again, it usually has a few years of very strong increases.

The # of Realtors in your area is probably high, and although the courses and tests to get started are not that tough ( in Texas), like I said there are plenty of Realtors looking to pick up clients.  

It’s easier and more efficient than picking your own stocks.

Not sure if that stops at a 4 unit and another code picks up from there.

You can either give notice or increase the rent or both.As far as negotiation strategies you have to rely on your agent; hopefully you have picked a top producer, who has the skills to do that.
