The way we think about renters is that they will pay what they can afford and will pay for the house that they "want"; this is very different than buyers, who generally can only buy what the bank will lend them and that's limited by what the market says the house is worth.So, my point is that if those cosmetic "fixes" will deter potential renters or prevent you from getting the most optimized rent, just fix it. 

This saves them from future litigation and it prevents you from suing to perform later.

I've been able to answer some of my own questions by working out the numbers but I do have one concern that would prevent cash flow on this property and that is building rates.

Now, I was in good health and had scheduled my preventative surgery that was set to happen just 2 days before of my collapse. 

For example: please keep the curtain liner inside the tub to avoid flooding the bathroom, and please clean up any water that overflows to prevent slips for you and other guests.

That means a hookup to the service's street main, new main to your property, and meter with backflow preventers inside. 

For your properties, is there any preventative maintenance (or updates) that you make sure gets done after a certain number of years have passed?
