Seriously though, the bread and butter of private placement investments are mid-teens to low twenties IRR (despite the claims of a few that their deal will be in the thirties or forties...those probably lose money in reality).

If you can provide insight on how long you have owned the property, how much it was purchased for and your estimated sales price - a more precise figure can be provided.
