I think a happy medium is pay off some debt and leave others.

If you are in my market, where median DOM last month was 2, then any small to medium 3/2 SFR hanging out there 30+ days has probably been overpriced and might be worth a look. 

In a small/medium market (500K people in the Metropolitan Statistical Area)  a small town (6000 people) has the BEST if not one of the top two school districts.

I assume that width is there for future widening, but will the agent know that, or could she find out?

Budget -up until 300k- can buy two condos or a medium size home.

Me.. i am an active agent in Northern wisconsin, lenders I work with Jerry Bybee with Nicolet bank, its a medium size bank in wisconsin.. he is good to work with understands income property and is more than happy to look at deals.

Would anyone be willing to provide some rough estimates on kitchen renovations using medium quality materials and appliances for a small to medium sized kitchen (think 2 to 3 bedroom house around 2k sq ft) assuming we'd like to replace the cabinets, counter tops, and floors?

I don't think I've ever checked out areavibes but city data has forums like we're on here, for all the major cities and most medium and even many smaller ones as well.

The small to medium apartment like you just sold would be nearly impossible but it can happen, just depends on what return you need.
