The Pearl and Crosbie Heights both really interest me for long term development, but I haven’t seen any trends there YET showing rapid appreciation...that said recently I was analyzing some comps in the western part of Crosbie Heights and there were 2 flips with numbers that blew my mind.  

Visitation Park, Hamilton Heights and Wells-Goodfellow have a long way to go IMO.
