What is your plan for how to handle any unplanned expenses?

I signed up with Heartland Payroll to handle the processing.

The only things I want my agent to do is present me with off-market deals, negotiate the buy and sale, and handle everything associated with the transfer of title.I believe it's the investor's responsibility to know the market, know the MLS properties, run the numbers, etc.

The contractor did a wonderful job and now I had a “new” duplex.In my experience- if you are going to have it restored, just let the insurance company handle it.

So just be sure you really have a handle on what you are doing...find some advisors and mentors who can help...so you don't end up floating down the river without a paddle (so tempted to make a Bird Box reference here... :) )

I presume they would handle other utilities also. 

I want feedback on this idea or how others have handled adding value through doing their own work or if I am better off just finding non-contracting work and leaving it to professionals more. 

I certainly don't have the people or the systems setup yet to be able to handle even that much work.
