Its not a bad side hustle (im a firefighter) but im getting frustraited I cann’t seem to break through to the next phase or level I guess.I know some of the things holding me back is me and also not having a second crew of guys so 2 houses can be going at once.

You also MAY be able to exchange in to an opportunity zone real estate investment but those are typically a)hard to find b)not that great from a cash flow perspective without a lot of boots on the ground hard work. 

Sites can be submitted as build to suit, ground leases etc. 7-11 will draw up thier own plans and will guarantee a certain cap rate post construction, give you a few builders to choose from.I don't what market your in but try some local commercial brokers and ask if they have direct contacts.

The addition with the bathroom is only on the ground level.
