I had the hot water heater gas regulator go out on me ($100 item off Amazon), the Furnace died ($846), and there was a gas leak on the side yard (city's responsibility luckily).

So I am working on a project that is a conditional use, by the local government.

Additionally some insurance policies have lost income provisions and given that the government here in WA has mandated closures for lots of different use categories, they may be covered under those provisions.

Given the relatively riskless nature of government-backed loans and the current spreads between 10-year and 30-year rates, the cost of 30-year fixed rate mortgages could come down an additional 10-20 basis points in the coming weeks.

This was before the regulations came out. 

I am currently finding a property, then staring at various maps and essentially guessing as to where it falls, then researching codes and regulations in that area.

Those are GSE's or "Government Sponsored Enterprises". 

Taxes and regulations were reduced and the economy responded with growth.

There's quite a bit of statutory regulations and strategic possibility.
