They not only deal with the bank, but they know how to package the hardship package from the borrower, know how the deal needs to be presented, structure the contract to deal with junior liens, “negotiate” (know how package the pay offs, etc) with the lien holders, etc.The listing agent often handles this function, if they are experienced.

Not a direct answer.......But the 2nd lien holder wouldn't have initiated proceedings if they thought they'd be underwater after the 1st was done being paid out.So there is likely some meat on that bone.
