The cheaper that interest is and the reduceed  amount of time you're paying on it e.g. not when you're not using it makes the cost of that money less. you can spin scenarios where the original loan gets rolled over and over and that is fine but you're still paying interest on that and if you're having successful real estate Investments ultimately making money then great we just made money and paid for loan costs.

I really appreciate everyone's reply here, whether it is negative or encouraging - I want to see opinions.To be clear, i wouldn't just be using this money as an investor, I would actually be building a company with the family, and if successful become a partner.

It’s looking to me that a lot of the success in real estate comes from capital appreciation, which in my opinion is luck derived from speculation (maybe I’m wrong?

Try contacting a local property management company to see if they could offer the services you need for a successful BRRR. 

Has anyone had success  constructing a 4 unit with a low down payment loan?
