Most of the developers I know myself included ( and again just my small circle) I have never seen any of them put a syndication together to fund these.Few reasons as stated no cash flow.. returns are FAR higher than most apartment deals by a LONG shot.. so you can attract bigger money players and you don't have to go after that 50 to 100k investor.. you go after that 500k to a couple million or more investor.. and usually only one or two money partners so no need for all the brain drain of a syndication and SEC stuff and risk on the operator side..

I can see how past one drain clearing, it is usually a tenant issue and not sure if it would stop other types of calls but you could put other clauses in your lease to deal with that.

That's not too bad - they' could've kicked in all the drywall, ripped out the light fixtures, pulled out the sinks/toilets, spray-painted all the windows, poured concrete down the drains & super-glued the doors shut.

I would still only install one if the costs of extra vacancy/decreased rent is greater than the cost of the dishwasher and maintenence.Also, make sure you or the plumber incorporate the drain from the dishwasher into the sink traps correctly.

While my wife was there today she collected all the rents (our tenants prefer to put their checks in a lock box in the laundry room) and she drained out 2 pounds of quarters!
