you got it.. the day and age of get a deal and the money will folllow is basically over and done with in this hot market.sellers unless they are totally unsophisticated and that is the case in a lot of areas.. will require POF and financing approvals.there is no question that those without money who tie up property on the guise of flipping it are just denying the morality of misleading a seller and in a lot of instance cause real harm.

The only repairs a tenant should be liable for in most situations are ones caused by their direct abuse or neglect.

They get you several ways:- You pay a deductible that is over half the cost of a service call in many cases- They get someone out so slowly that your tenant is angry so you hire someone faster that they refuse to pay for- They find ways to deny coverage, such as not calling fast enough to report an issue or exclude the repair due to user misusePeople are way better off putting that $500 or whatever into a repair account.

As an example - the very first house I got on Roofstock, the inspection stated that the roof is 5-10 years old and has more than 5 years life (standard roofstock description), only the Ins company almost denied coverage the day before closing bc the actual date of the roof happened to be 2002.

You do not have to agree.If your happy being a lap dog for your tenants to abuse that is fine by me but don't expect all landlords to be grateful to tenants that pay when it suites them.
