I posted another home last week in n Phoenix, near the Glendale border, we're signing the lease tomorrow - at 5% over what any comparable has pulled in rent so far this year.

Before I even send the home owner the first letter I know as much about the property as I can as well as the status of the homeowner IE: divorced, deceased, out of town owner, what other properties they own and where, how long the property has been vacant, current address and phone number, ARV, home specs, property specs, tax staus, etc.These are not MLS, REO or FSBO homes.

A lot of investors I work with like investing right over the border in Indiana.

Folks,Just a question has anyone ever experience a situation where you have owner financing and you have paid the entire term to find out that the owner is deceased?  

Well, let's say the children of the deceased are already grown up with kids of their own and live out-of-state.
