@Mike Cumbie Account ClosedThis is the tenant's response now as an FYIThe first section I'm not asking for anything just wanted to make it clear that according to the California tenant law security deposits cannot be withheld for those things.I understand I do not have to include your name if rental insurance is purchased.If you include tenants own negligence causing a break-in that part would then make sense.I do plan to give advance written notice of at least 30days prior to move out as required by Section 8, I would be in violation of the voucher program and risk losing my assistance for non compliance if I don't.

These issues will have an impact on what note buyers will buy in the future as with any contract or agreement, if it was created illegally, it won't hold water, that is a real risk to a note holder who buys a note that was made out of compliance or illegally.I keep threatening to write a book or a series on the "paper game", I shyed away as it would be alot of work and I refuse to be seen as some guru.

Yes, this can be done today, I assisted a large contractor up in SF sales and then pledging the notes for additional financing, years ago, they are still doing the same thing, but in compliance with DF, I'm sure.

You could check into code compliance for your city, see if it s bad enough to be cited and written up, forcing things to be cleaned up.If its a rental take photos and get them to the owner.
