thank you for replies guys ...the rental still bringing income that is paying the heloc and other property related expenses. i think i am just getting tired of handling the problems with neighbor, who was harassing my tenants and i probably most important - i am ready to pay off my main residence (currently paying the principal anyway and have no tax benefits from it).also getting new baby and extra money from no-mortgage would go to child care (doubt it is a considiration for IRS for reducing my tax :))

Daughter/boyfriend could skip out or break up, son could move out with them, or with someone else, Dad could leave the kids there, etc.I once rented to a "family" of a mother/child, grandmother and the mother's girlfriend.

The state of MA also requires all rental units to be deleaded if you're going to rent to a family with a child under 6, plus, they have recently changed the law so that you have 90 days to start the deleading process in order to remove liability of the past tenants.
