That is why I like FL as there are still currently state level protections in place protecting owners. 

All that said, my long term rentals are yielding quite nicely and well above the average you mentioned and I havent had any issues with the tenant laws here, sure they dont let you be a slum lord like in the states but again no issues.With the rates and home prices in the states the past few years its much harder to find good properties.

Use an attorney for your state, as many states have very specific tenant-landlord laws.

Due to tenant landlord laws in CA I would advise buying a rental in almost any other state.
