Sweat equity in doing a lot of the remodel ourselves while living in one unit.

In this "unique" scenario I wanted to try and gauge what my annual return would be, irregardless of sweat equity.

From that first meeting at a REIA where my palms were sweating to now doing public speaking, to raising money to cold calling multifamily owners.

I knocked on their door, palms sweating, made an offer to the family (I think I just guessed at a number), they kicked me out, and a week later changed their minds and accepted.

We are thinking about a 50/50 partnership where he puts the sweat equity and is the managing member, and we fund the deals as a limited partner.

I want outside perspective since I do have a sentimental value on it with many years of sweat into the place.

And since its a rental, sooner or later, with folks moving furniture in/out, it'll get scratched again, so I wouldn't sweat it.

Absolutely no dust gets in and they don't make you sweat around your mouth like those do nothing white cups with a rubber band on them.
