My best month I will make 3400 which while you can live off of, I don't think that will be enough personally.As far as your refi loans though, you're going to hit a big roadblock if you don't have a proven steady source of income.

Assuming that's rehab budget, the lender would typically hold all or most of that back and give it to you as the work progresses and is inspected.
