Something you might consider is taking a look at your strength and weaknesses, I did that and partnered up with someone who brought those things I didn't have to the table. found a mentor,  And a carpenter,  I wasn't a Carpenter, so building things wasn't in my forte, I had a friend that was.

If you're getting good deals on the investment properties, that will actually improve your DTI, assuming an investor friendly local lender that isn't riddled with rental income overlays such as "rent must appear on two years of tax returns for us to 'count' it."

That way "CLDC Holdings IV, LLC" can operate under "Streamview Apartments" or whatever friendly name you want to use on paperwork ... without complicating contractual obligations with other entities.
