@Jeff Bridges yes I did include the 3% fee.....I have multiple credit cards with zero balances on them that I can write cc against....It is tight however I have a cushion if needed so I won't end up being hung out to dry.

It might put you in the best financial position for your business.If the 4-plex is cash flowing strong, then I'd look into probably obtaining some type of stated income bridge loan, whether it's through a private money investor, a friend, and/or a non-bank/portfolio lender who's offering these programs that would be able to underwrite off of the cash flow of the property.

Besides, you are talking about bridging equity from other assets, which will likely come at additional cost...Either your rents need to go up to at least $625/door across the board in order to make $37,500/door more of a realistic target on the acquisition, or the price needs to come down toward $25,000 door.
