As I'm in talks with the oil company that currently owns the land, what questions should I find out from them that would help reduce any surprises?

Specifically, the Groveland and Oakhurst regions seem promising if I can find the right deal.I would love to hear from anyone with experience in short-term rentals in these areas.

there are 3 or 4 companies that sell how to programs normally about 2k to 3k.. this will give you the basics.. or you can try to find a used set of books tapes on E bay for 50 bucks or so.

Contraction: Emphasize cash-flowing properties, distressed sales, and securing deals below market value.

If it's a low price point, you own it free and clear, and buyer can pay it off in <5 yrs, you might consider CFD.
