You can consider it a bonus or cash flow or whatever you want. 

Obviously NOI plays a big part in bigger markets as well as the tried and true "70%" rule for flips.

You can call them too.Longer play, some national companies are always on the lookout for space.

The secret, is to get out of the current ones first...before they take away all your chips/cash, and eliminates you from playing in either game.

I just turned down an 8 plex, which was frustrating, but the numbers didn't support it...enough about me already.Before thinking about down payments and ownership percentages, I would consider what role each of you will play with regard to management, repairs, etc.

It's a pure arbitrage play.
