Try to tease that out (if they aren't just spilling their guts) and then ask some basic questions about the property (beds, baths, how old is it, WHAT DO YOU THINK IT IS WORTH - I try to slide that in there in the general questions because then later in the conservation I already know what they think they are getting for the property and I don't have to ask it as a separate question).

And if you take the deed before you negotiate a discount with the lender for the UPB, can't you put yourself in "squirm worthy" amounts of liability, speculating and hoping that there is a discount?

Following what I considered to be good advice when I started (not too long ago), I purchased a list and simply specified "Vacant houses" in several zip code area's in the same city.My 1,000 postcards went out - I received 3 calls & nothing at all worthy of putting under contract!

During that time I have received about close to ten calls or so from people: a couple were people angry demanding that I never contact them again (that kinda caught me off guard at first lol), a couple that were already listed with a broker (put them on a follow-up list to see how that works out), one or two that were demanding a price way more than the property was worth (I didn't think there was much I could do with them), and I have a couple of hot leads that I have appointments scheduled to check out this upcoming week.
