I'm looking to get more aggressive on that angle as well.My goal is that by the time my oldest son graduates high school (he's a sophmore this year) - I will have enough passive income to make this a full time career.I would like to network with wholesalers, bird-dogs and other agents in the area.I'm not a member but I've attended several of the Houston area REI club meetings/mixers.I'm very open to any and all advice and/or educational opportunities to move me along.

Do i need to work with a wholesaler specializing in burnt out deals?

I am a wholesaler who likes to connect other wholesalers with each other.

The only people buying property at a fixed up cost for $45k that rents for $900 are the actual wholesale investors, this is not a price that an investor could expect to pay from a wholesaler.

I'm not a wholesaler, I'm a potential buyer.

In reviewing how to wholesale a Lease Option, how do you get the Seller to not require an option fee from you?

Wholesalers – partner with them to locate properties and sell them to investors.

If you need to go further out of your area to get a bigger list, then wholesale those properties and use the capital to buy in your target areas.

Are you a bird dogger,a wholesaler,or an actual buyer who has your own money to do a deal??

This would be great as a rental or to have the mechanicals working and ensure it's a solid house and wholesale it.
