20 minutes around where you live is always best, if you have to go outside, look for am area where you have some sort of an edge, like family or frequent travel etc.Exactly.. when it comes to low appreciation markets  the things to look for are cold weather hassles   TAX's which never go away and cannot be mitigated.. 

This is also more recession resistant because your not spending everything on properties priced at the top if that's what you believe.

Im 90 miles from the gulf now, but if the alarmists from the weather channel are to be believed, I may already have beach front property.
