Before people dismiss condos as being unfavorable consider that a side by side duplex or triplex for STVRs are being used successfully in vacation destinations.Yes, avoid HOAs if possible.There are many situations where there is not a HOA with a duplex condo.Thousands of investors us their IRA or Solo 401k to invest in duplex,STVRs .

I don't think I'll even come close to you - but I remember an annoying thread about Self directed IRAs where people kept weighing in thinking I was doing it wrong despite the fact that I was working quite closely with a qualified custodian and ultimately the IRS was totally satisfied.

There was a $10,000 down payment and some of the monthly payments was calculated and paid at close with the first installment due Jan 1st.I have other capital gains of about 100k for a piece of land I sold in 2019 and also converted an IRA to a Roth so my "income" will not allow excluding the gains.
