Bryan, best advice I can give you is to read to docs very carefully and therein you'll find how nervous they really are (LOL) ....okay,Lending and borrowing under open lines of credit is really an exercise in phycology almost as much in finance and banking.I assume were talking 1M+ as you didn't indicate the stress level.

If you are the wholesaler, don't stress about it.  

I won't fault you for that because it may be outside your experience but when you call child welfare I can't stress enough that focusing on facts and risk to the child are going to get you the farthest. 

And as stressful, disorganized, chaotic, sleepless, exciting, scary, and emotional it was...

Some of the most motivated people I have seen is a landlord who is losing money and stressed out.  

It will be less stressful on you at the end of the day.  

Stressing fairness is good policy, you can be fair and discriminate, you can make exceptions, you can work with tenants.

"The cost is nominal" - depending on where you are, and also your definition of nominal.When it was all said and done, it cost me about $2500 and 80 hours of learning, test prep, and stress to get licensed.  

A good property manager is essential though and I can't stress how important it will be for you to properly vet your tenants.
