Not sure if that is your demographic, but Orcale moved HDQ to Houston, you have med school there and MD Anderson and plenty of medical workers, big airline worker population, oil business great today, Exxon just moved HDQ there again, many other companies moving there.

I graduated a year ago from Texas A&M University, and took a job in the Oil and Gas Industry.

(oil industry exposure... lower property values... smaller town, but commuting distance from bigger city...

If an annual rental would pay $1200/mo, a winter rental would pay $2400/mo & a summer 1200/wk. the winter rental is great b/c you can't rent weekly in the winter (it's mainly weekends, other than school vaca) and they would pay utilities, which is a huge expense in the oil-reliant north country.But...

WATER / SEWER = $400 / $350 PROPERTY TAXES = $250 <- WOW this is low TRASH REMOVAL = $350 OIL FOR HEAT & HOT WATER = $1250 <- WOW.

The Panhandle and West Texas in general has always been a booming oil drilling area.

Oil patch affects the vacancy.  

He didn't get the big stage, he had a smaller conference room off to the side, and had very attractive girls with little clothes on trying to bring people in to see his schpeel...I don't know what snake oil he was selling, but boy..how cool would it be to just yell SLEEP!
