Also, taping and mudding requires skill and experience, so even your estimate for replacing the ceiling, taping, mudding, insulation, exhaust fan multiplied by 2 rooms is underestimated.

My properties are managed by 3rd parties and the accounting software is "baked" into the property management software.I don't know how big your real estate empire is but from my perspective, and as someone who is very skilled in Excel, my recommendation is that you find a good bookkeeper who is really good in Qbooks and have them assist you with setting up your company the right way in Quickbooks such as chart of accounts, categories, lists, etc.

My skills are in graphic design, marketing, filming/editing, social media, web design, etc.

In my opinion (opinions being of little value) and with my experience I have learned that a investors that do not have the stones to weather tenants knowing they are the owner do not have the personal skills or fortitude to be a successful landlord/investor.I never lie to my tenants about being the owner.

That'd be a big deal in terms of ability to manage the work..I'd reiterate that if you want to move forward on a project as you're describing you'll need a good set of A/E plans and some really solid negotiating skills to actively manage the project.
