I personally use a combination of tools.I used Coldwell Banker's web site FloridaMoves.com and set up several searches, usually by zip codes because that tends to be the most granular and that allows me to pick off various "neighbors" I want to focus on.

The majority of your motivated sellers are dysfunctional people.If they couldn't get it together to make thier payments, or to sell their house when they lost theor job, they probably aren't going to get their act together well enough to find a web site for motivated sellers.The ones you are most interested in can't even get their act togther well enough to list their property with a realtor.
