From what I've seen, Nashville still has a very low supply and is growing very rapidly, which in turn, has made the surrounding cities like Madison, La Vergne, and Hendersonville great for affordable flips.

Vinings and Buckhead are always going to be crazy expensive compared to the more "dangerous" areas closer to downtown (as in, wildly hot Kirkwood, Decatur, Emory area, which are still rapidly rising in price).
