Finding a private investor that will assist is harder than expected.

I have private money lender to finance 10% of my down payment and I am paying other 10% down. 

I'm no expert on this topic, BUT, I know in Oregon the law is written so that the only legal place to smoke is in a private home, which could obviously have an impact on a rental property.

If it's 5+ units, all bets are off and you need to seek commercial financing, which can be tough to obtain when you're just starting out.

I let the other guys in town try for the max leverage deals.but I am unaware of any lender private or bank that will do 100%  ... what the OP talked about is defiantly an anomaly or they are premier ( high net worth depositers in the bank)
