An eviction could prevent the tenant from ever getting quality housing in my market (we accept no one who has ever been evicted).  

While having a signed lease wouldn't have prevented this, it may be good practice in the future to get all documentation signed before move-in and ensure that the prospective tenants are familiar with all of your rules. 

The key is to not let your fears prevent you from doing anything.

Hi @Evina Nonato, the distinction is that a homeowner's insurance policy covers personal items, and often have higher loss prevention terms overall. 

It will come with challenges but communicate, prevent any and all issues from happening again, and measure whether or not it worth it. 

And since we cannot predict the future, no amont of analysis or "due dilligence" can prevent a loss.
