I just found out about BP through a search online a while back but I haven’t been activate for a couple of years here.

I searched online and mostly found larger facilities, not smaller residential operations. 

I've also explored manually blocking off the calendar, but this requires constant attention and work. 

Don't mean to be a debby downer by any means, but this likely sounds a lot easier online than in reality. 

Of course nothing goes exactly as planned; in one such deal the borrower was having trouble making payments and had an offer to sell which required me to carry back a second mortgage.  

That could be a way to at least make some $ from it while you're basically required to hold it. $600/yr in taxes seems like a low amount for a developer to not want to pay in order to acquire an extra plot of land that would enhance their space lol. 

For example in the Reno, NV area there a small MF opportunities and there was also a large MF project that just came online that temporarily lowered rents.

I would get these posted online ASAP!

Rates are higher, requirements for down payment are higher.If 50%+ of the sqft of the property is for the apartments then it should be easier to fund.
