All the investor friendly multi-unit properties in decent, safe neighborhoods get multiple offers above asking, including cash.

The neighborhood is now trendy and property values have skyrocketed and will continue to do so I imagine.

It’s a great house, fairly new (built in 2015) and the neighborhood isn’t bad.

Go look at similar properties in the neighborhood. 

The other option I've been looking at has been to contact owners of dilapidated properties in good neighborhoods. 

I have noticed a property in my neighborhood that has been empty for about 6 months now.

@Samuel Liapis There are some opportunities in pockets on the south side, you just have to choose your neighborhoods and streets wisely.

You want to buy properties in nice neighborhoods at retail value and then rent them out?

Deal is little large for the first deal, house is located in my local neighborhood so i'm familar with the market.

The tenant that was there at the time was nice and we talked about whether or not there were issues with the property that he noticed (none) and that specific neighborhood in the city and he also mentioned that he was planning on renewing his lease in a couple of months when it’s up.
