You go ahead and keep on trying to buy under your name, you can get up to 10 loans. your exposed to litigation to save $50 bucks in my state. the cost of forming an LLC. and a $150 franchise tax annually.    

Either way, i'll clear 250 bucks a month on the property if I buy it full asking price, I'll still have to sink another 2k in it to get it rent ready.  

It dealt with a company that comes in and splits the electricity/water bill and then puts the monthly charge of a few bucks built into the tenants monthly utility bill.

The students at this school are graduate level students, and are older than your traditional college student, and tend to be more mature. 

I've found a 6 unit apt building for sell, asking is 159k, gross rent is 2610...Water and trash run 100 bucks a month combined on average...Some more some less.  

Then get it tested - if you're not wanting to drop the couple hundred bucks, you can buy a simple meth test on Amazon for about $10 (not the most accurate, but I've used it and it corroborated professional results).   

As far as business credit Separate ein numbers, separate llc.s   I am doing the same as personal credit building, Started with home depot , and lowe's . that's the big ones here, went from there to visa and master cards, home loans under each llc, now stating to work with dun and brad street. looks like that one is going to cost about 500 bucks. maybe after this flip.
