I have reached out to a couple real estate attorneys hoping they can assist me with an eviction process because I just can't take him anymore.  

While I haven't personally experienced a tenant causing major fire damage, here are a few thoughts and suggestions based on what I've learned from the BiggerPockets community:First and foremost, I hope everyone is safe and unharmed.

I have no idea if you’re going to lose in court to the IRS is they challenge you but since you were breaking the law during the 1 day stays probably.

The Due on Sale Clause is part of loans so that the lender has easier recourse in the situation that the property is sold and an argument arises between legal title and equitable title, which would come up after the loan isn't paid and they are trying to collect payment.I hope I can continue to provide the specifics of these exemptions for many more on here as it seems to be a point of fear for investors to properly insulate their business/investments from their personal name. 

If you try to go over the whole list, you’ll lose the attention of an average person and they won’t remember anything!

Even if you lose money on the issue/deal, hopefully the investor makes note and uses you again.

I was hoping to get some information on rental arbitrage.

Yes development can have huge upside but I have also seen people lose $20M in a development deal gone bad.
